The July are an apartment-hotel owner and operator. They currently operate three sustainable, design focused apartment-hotels in Amsterdam, and are expanding their unique concept to other key locations in Europe, including the newly opened London Victoria hotel.

What did the client need?

The July needed a net zero carbon roadmap that would address all key areas of hotel and corporate operations, as well as the embodied carbon impact of any developments. The actions and targets outlined in the roadmap needed to meet shareholder requirements and market expectations.

How did Verco support the client?

Every net zero roadmap needs a robust foundation, so we began by calculating the organisation’s Scope 1, 2 and 3 greenhouse gas (GHG) emissions footprint, in line with the GHG Protocol and market best practice. The key emissions categories were primarily linked to the hotel operations, particularly in relation to energy consumption and the procurement of goods and services.

Next, we developed a forward-looking pathway model grounded in their business plan projections. We used Carbon Risk Real Estate Monitor (CRREM) grid forecasts for the Netherlands, UK, and other European countries where developments were in progress or planned for the future. This modelling exercise identified the significant future emissions challenges related to embodied carbon and the operational performance of new hotel developments.

We also conducted detailed CRREM energy and carbon modelling. This helped us assess the projected performance of existing assets and identify potential years of misalignment with net zero targets.

Working closely with the client, we reviewed the emissions forecast to ensure it reflected strategic priorities and operational realities. Key focus areas were identified across three main domains: hotel operations, new developments and corporate activities.

The proposed actions were then categorised according to their relevance to Scope 1 and 2 emissions (covering direct energy use and emissions from owned or controlled sources) and Scope 3 emissions (encompassing indirect impacts such as purchased goods and services, embodied carbon in construction, and business travel). Categorising actions in this way allowed us to recommend targeted interventions. It also helped The July to ensure that there was clarity and accountability across the organisation.

What was the result?

The final report provided a comprehensive roadmap to net zero, underpinned by detailed numerical analysis of the company’s carbon baseline and emissions forecast.

The document outlined clear strategic priorities and pathways for reducing Scope 1 and 2 emissions in alignment with CRREM pathway limits. It also initiated a structured approach to monitoring and reducing Scope 3 emissions.

By translating complex data into actionable insights, the report enabled the client to communicate their GHG impacts and reduction plans to shareholders. They increased their transparency and reinforced their commitment to sustainability. This outcome directly addressed the client’s need for credible data to guide internal decision-making and external stakeholder engagement.

  • An emissions forecast, displaying the impact of local grid decarbonisation on the future emissions profile of the business. This provides insight into the current portfolio’s performance against CRREM pathways. It also gives insight into the potential carbon impact of a plan to expand to new geographies.
  • A net zero roadmap, outlining overarching strategy and recommending which actions to take to ensure progress towards goals is achieved and maintained.
